Iowa City, Iowa My dear Phillip, You will doubtless be surprised at receiving a letter from me. But as I am anxious to get some information respecting southern property I concluded to write to you thinking you would be very likely to give me the information I required. My son Charles [Barclay] will be of age in the Spring and will receive $3,000 or $4,000 from his Father's estate. He is very anxious to buy a small farm & turn farmer. He has been looking out for land in Iowa, but as we have seen so much in the paper lately about the Southern lands being so desirable and being fonder of a warm than a cold climate, he is inclined to look south for our future home. If you can tell me how much an acre land is worth improved & unimproved in a healthy district, and whether it can be bought in small quantities of 80 or 100 acres. He would want land convenient to a good market. Please let me know what you think of the climate and give me your opinion on the advisability of my son's trying the South. I am quite tired of these severe winters and as my lungs have given me a great deal of trouble the last three winters, he is now inclined to try the South. I shall be very much obliged indeed for your candid opinion and information. I suppose you know that I had been married before I married your brother. Dear Henry was very fond of my boy and they were always very much attached. He never knew any other father as he was born five months after his death. Charles is more like Henry in appearance and disposition I think than Roger is. Roger is a thorough "Hall" in his appearance and ways. I hope your little Roger has grown a fine boy. I believe I am his godmother, and most, I wish you would send me a picture of yourself. I have always heard you were very like my own dear husband. I wish you could be persuaded to come and pay us a visit and bring your wife and children. I have lost all of my brothers & sisters and would very much like to become acquainted with the only surviving brother of my husband. I asked Roger to send you a paper with the notice of my brother Robert's death last month in it. I hope you got it. You used to know him very well in years gone by did you not. And I daresay you may have seen me at "Frontier", then though I was only a little girl of ten years. My sons unite with me in love for yourself, wife, & children. Your affect--Sister, Caroline Swire
